The base is the part you never see — and the only part that decides whether your patio lasts

Most patio problems around here don’t start with the pavers or concrete. They start underneath them. If topsoil is left in place, the base isn’t properly compacted, or the patio is graded toward the house, problems are almost guaranteed. After a couple of winters, you can end up with shifting pavers, standing water, settling, or cracks running right across the slab.

We start by excavating to the proper subgrade, then build a solid stone base and compact it in lifts to create a stable foundation. We carefully set the pitch so water drains away from your home, then finish the project with the pavers, concrete, or other material you selected. It takes more time upfront, but that preparation is what helps prevent problems down the road—and why we stand behind our hardscape work with a five-year warranty.

Four ways to build it

Poured concrete

Broom-finished, reinforced, with control joints cut where the slab wants to move. The most cost-effective large patio, and the easiest to keep clean.

Stamped concrete

The look of bluestone, slate, or cobble at a fraction of the price. Integral color plus a release agent, sealed before we leave.

Paver patio

Individually set on a compacted base with polymeric sand joints. A single damaged paver lifts out and gets replaced — no patching, no color mismatch.

Natural stone

Flagstone and bluestone, wet-set or dry-laid. No two patios look the same. The premium option and the one that ages best.

On-site measure and quote

We measure, check the drainage, the access and what's under the existing surface, then send a fixed written price — usually within 48 hours.

Schedule, permits and prep

You get a start date in writing. We pull any permits, call PA One Call 811 for utility markouts, and protect the areas we're working around.

Step 4

Build, clean up and walk through

We build it, haul everything away, and walk the finished job with you. You get your written warranty and care instructions before we leave.

How long does a patio take?

Most residential patios take 3 to 5 working days: one day for demo and excavation, one to two for base prep, and one to two for the surface. Poured concrete needs to stay off-limits for about 7 days before furniture goes back on, and reaches full strength at 28 days. Pavers are walkable the same day we finish.

A ground-level patio entirely on your own property usually doesn’t need one. It changes if the patio is raised, attached to a structure, or affects stormwater on a larger lot. We check with L&I before we quote, and if a permit is needed we pull it and build the cost into the number you see.

Every concrete slab cracks somewhere — the job of the contractor is to decide where. We cut control joints at the right spacing and depth so the slab relieves stress along a clean line instead of randomly across the middle. Cracks that appear outside those joints inside the warranty period are ours to fix.

Concrete costs less up front and gives you a smooth, uninterrupted surface. Pavers cost more but flex with the ground instead of cracking, and any single unit can be swapped out later. If the patio sits on fill, on a slope, or you want it to be repairable in ten years, pavers are usually the better call. We’ll tell you which one your site suits when we’re standing on it.

Sometimes. If the old slab is sound, level, and drains correctly, we can overlay it with pavers or resurface it — which is considerably cheaper than a tear-out. If it’s heaved, hollow underneath, or pitched toward the house, overlaying just hides the problem for a season. We’ll tell you honestly which one you’ve got.

March through November is the main season here. We can pour into early December with blankets and admixtures, but sustained cold stops concrete work. Books for spring fill up during winter, so if you want the patio for Memorial Day, calling in January or February is the move.
